The market update is a snapshot of the 8 major real estate markets in the South Bay. While the statistics themselves are interesting, they must be examined a little deeper to get an accurate analysis.
Most areas are made up of diverse, "micro-markets". Each one will have its own distinct feel and character along with its own set of widely varying sales statistics.
The "Sand Section" of Manhattan Beach for instance has an average price per square foot of $786, where as the "Mira Costa" area has an average price per square foot of $479.
